FAQs: Do I need to make any repairs before hiring you and listing my home?
📣 It depends. I often recommend an independent seller inspection from a home inspector. A couple hundred dollars will help you confirm the major items that will need attention and most likely will be called out as lender-required repairs from the buyer’s home inspection (due-diligence period). You do not need to make any repairs, but you do need to put yourself in the shoes of the buyer(s) and lender(s) to understand critical items that are expected to work, else you’ll want to prepare for seller concessions if these items are not already accounted for in the list price. 🏡 I will be there with you throughout every step and all negotiations. What is not recommendable is renovating without a proper plan and expecting to achieve a higher price covering the amount spent and then some (it depends). Your home should show well and be desirable for most homebuyers. Use a seller inspection report to guide your pre-listing repair projects – I will help you plan and execute. ✅ 🎬 Taking Your Home to Market🎬 Why You Need an ABR® for Your Next Home Search🎬 I'm Your ABR® - FAQs for Buyers in Metro Phoenix ☎️ Mobile 602-517-4463📧 mail@jasonpetersonrealtor.com🌐 ArizonaMarketWatch.com🌐 UtahMarketWatch.com
FAQs: What is the Automated Valuation Method vs. a Comparative Market Analysis?
📣 AVM can determine a property's value using statistical modeling and databases of existing properties and transactions. Most AVMs examine pairs of property characteristics and compare their values. Instead of factoring in the REALTOR®’s expertise, AVMs use strictly mathematical models to arrive at a home value assessment. 🏡 CMAs (professional valuations) are compiled by real estate agents and brokers. A CMA is an estimate of the value of a home based on the prices of previously sold homes comparable to the subject property and current competition, which assists in establishing a competitive list price for sellers and helps buyers determine how much to offer. ✅ 🎯 The Automated Valuation Model (AVM) vs. a Comparative Market Analysis (CMA) 🎬 Taking Your Home to Market🎬 Why You Need an ABR® for Your Next Home Search🎬 I'm Your ABR® - FAQs for Buyers in Metro Phoenix ☎️ Mobile 602-517-4463📧 mail@jasonpetersonrealtor.com🌐 ArizonaMarketWatch.com🌐 UtahMarketWatch.com
