Homes that are listed on the open market with a licensed full-time real estate agent sell for more than FSBO listings (For Sale By Owners) – even after taking into account the agent’s commission. Why is this the case? Primarily because real estate agents have intimate knowledge of the local market and understand the listing price that it can support. Homeowners may have a general idea of the price they want to ask for, but often this figure is not in line with market realities. Real estate agents have received professional training to evaluate their clients’ situations and position their home for sale at the highest value.

As a professional and full-time agent, I am knowledgeable about the pitfalls that can arise in a real estate transaction. Appraisals, for instance, can be a significant setback when they come in lower than anticipated. I can determine if the low appraisal is due to a misinformed appraiser and when it is necessary to seek a second opinion. My expertise in navigating unexpected appraisal results, such as values and lender-required repairs, can help save many deals. I make sure to provide comprehensive CMAs to appraisers to influence their pricing opinion and support an increase in your home's value.

I am a professional dealmaker.


Common sense may suggest that a professional salesperson's skills are transferable to any industry, but this is far from accurate. While a natural salesperson may excel at winning a buyer's trust, are they truly prepared for what comes next? We earn our clients' trust by understanding how to navigate contracts, clauses, addenda, contingencies, negotiations, home inspections, appraisals, settlements, and other intricacies involved in closing a deal. Our clients depend on our expertise to ensure a successful transaction and prevent any potential pitfalls.

I am experienced and trained to negotiate for the best deal.


Negotiating typically occurs towards the end, when the specifics of the transaction become clear. To ensure a deal is successful, we may need to employ tough tactics, particularly when the other party is causing delays that could negatively impact our clients. Negotiating requires a great deal of experience, something I have been able to acquire since 2014 when I started my real estate career in Frankfurt, Germany. I have since brought this knowledge to my practice in Metro Phoenix, which I launched in 2019. It is challenging to cultivate these specific skills in any other field.

Searching on Google will not be able to teach you what I already know.


The real estate business is a closed, esoteric system. My customers could search online for answers, and it still would not provide the full knowledge that my team and I possess. Buyers and sellers might be able to glean the basics of filling out a contract – but then what? Even if they could find every answer to every possible question, how long would that take? Google is indeed an incredible gateway to knowledge, but it is no substitute for the hours, days, and years I have spent applying my knowledge to real-life scenarios.

I do the majority of the thinking on behalf of my clients.


The brain is a muscle, and when muscles are overused, they get sore and need rest. I can provide peace of mind to my clients by handling the most challenging parts of a transaction. This is worth every penny of the commission I earn. My clients do not need to stress about gaining knowledge or information that I already possess. They can focus on their bottom line and goals while I handle those who seek to take advantage.

When I earn money, my clients benefit.


I may earn a $20,000 commission on a million-dollar home, but I do not keep all of that money for myself. Some of it is used to provide assistance to my clients, such as for a home warranty or reaching an agreement when standard negotiations are not enough. Additionally, it is used for expenses like gasoline, marketing costs, agent, brokerage, and association fees, and more, all to help sellers find a buyer for their home. I back up my words with action by investing my own money in the process.

I am properly trained and certified.


It is not possible to do what I do full-time at my skill level without the proper training required to understand all the nuances of the industry. I am not only properly educated and licensed to conduct business, but I am also required to take continuing education courses to keep my skills aligned with current trends. Additionally, I am proud of my achieved certifications and designations as an Accredited Buyer's Representative, a Certified Listing Professional, a Home Finance Resource, a Real Estate Negotiation Expert, a Pricing Strategy Advisor, and a Seller Representative Specialist.

I have a keen eye for determining what will sell well.


Staging is a crucial element in selling a home for its maximum value. My team and I are knowledgeable about which improvements or repairs will provide the highest return on investment for our clients. We stay updated on current home style trends to ensure a property stands out and attracts potential buyers. I have expertise in creating a narrative through listing photos, highlighting a home's strengths and effectively addressing any weaknesses.

Acceptance - After an offer on a property has been accepted, I collaborate with both parties to confirm any remaining details and complete the necessary paperwork.

Due Diligence - I assist in coordinating inspections, appraisals, and any other necessary evaluations to make sure that the property is in good condition and meets all requirements.

Negotiation - I collaborate with both parties to negotiate any repairs or changes required based on the inspection results, as well as any final details of the purchase agreement.

Closing Paperwork – My Transaction Coordinator and I work closely with the Escrow Officer to prepare and review all closing documents, ensuring that everything is in order and ready for the closing date.

Closing - When the escrow is closed, we will be present and in contact with your Escrow Officer. The Escrow Officer will ensure that the transfer of ownership is successfully completed, all necessary documents have been signed, and any remaining funds are exchanged.

Post-Closing - I will follow up after the closing to help with a seamless transition, addressing any remaining questions or concerns.
