How much commission do you charge seller and buyer clients?


It is important to remember that commission (Broker Compensation for Real Estate Agents) has always been and will continue to be negotiable.
 
When working with my clients who are selling their property, I suggest a total commission of 2.0% of the final purchase price. If I also represent the buyer, the total commission increases to 3.0%, which is also applicable to buyers who are not represented. You also have the option to provide compensation to the buyer's agent, which can attract more potential buyers. Additionally, you can offer concessions to the buyer to help them cover expenses such as loan costs, title and escrow fees, repair costs, and any other closing costs that are allowed.
 
When I represent a buyer client, I recommend a total commission (broker compensation) of 2.0%. This broker compensation can be either supported or compensated through the seller offering broker compensation. We will confirm this after you have chosen the home you are interested in making an offer on. Depending on the seller's agreement, my commission (broker compensation) can be paid for directly by you, the buyer (if the seller is not offering broker compensation), paid for directly by the seller, or given as a credit to the buyer from the seller at the close of escrow. The broker compensation request will be documented in the Seller Compensation Addendum along with the Real Estate Purchase Contract. If the seller is offering more than 2.0% broker compensation, my commission will remain at 2.0%. However, if the seller is offering less than 2.0% of the purchase price, you will be responsible for paying the difference.
 
For clients who only need my representation for a specific transaction, such as an investor purchasing from a wholesaler or parties (buyer/seller) who have already reached a verbal agreement and require my assistance with the transaction, contract-related documents, and forms, I charge a total of 1% broker compensation.
 
If you are a seller and choose to work with me to sell your house to Opendoor, you will not have to pay me anything. Opendoor will provide me with compensation of 1% from their own funds, not from your equity.
